Starting in Bandung, Expanding to Bandung Barat, Yanproland: New Magnet for Property Investment

Behind this development boom is Yana Triana, founder and CEO of Yanproland, who is now actively working on the exclusive Emerald Resort project in the sunrise area of Bandung Barat.
Yana sees a golden opportunity here due to relatively affordable land prices, availability of large land areas, and spatial planning that is not as chaotic as in East or South Bandung. He emphasizes that the western region holds extraordinary potential as it will be connected with various new access points, from the Cianjur toll road, Padalarang-Lembang toll road, to Bogor–Cianjur–Bandung (Bicak 2) toll road, which shortens travel time from Bogor to Bandung to about one hour. With this infrastructure, land values are predicted to soar, opening wider economic opportunities.
However, Yana stresses that property business cannot run recklessly. Fundamental principles must be followed. The developed land must have clear status, not be in green zones, and free of disputes. Legalities and permits must be clean and clear to ensure project sustainability. Also, good relations with surrounding communities are key. For Yana, property development is not just about building houses but also about driving the local economy and creating comfort for residents around the project.
"Emerald Resort is developed with that vision. This project is not only aimed to be an exclusive residential area but also a growth engine for the community's economy. Many jobs are created, from construction workers, security personnel, to daily laborers. New business opportunities also arise, such as convenience stores, restaurants, and supporting service providers. This social impact is what I believe can strengthen the bond between the developer and the community, while improving their living standards," said Yana, a property entrepreneur based in Bandung, Friday (September 12, 2025).
"From the market side, the majority of Yanproland’s consumers currently come from Greater Bandung, especially Bandung and Cimahi. But I am optimistic that soon the market will expand to Jabodetabek. The reason is clear, the purchasing power in the metropolitan area is much higher and less price-sensitive. If 80 percent of buyers have been local, going forward, it targets a composition of 50 percent from Greater Bandung and 50 percent from Jabodetabek, accompanied by promotional roadshows to major cities," he explained.
Interestingly, Yana does not only focus on physical development. He also pays great attention to human resource development, especially marketing and sales teams. For him, marketers should not remain mere staff but be nurtured into entrepreneurial mindsets. Through various training, he encourages his team to have a big vision, high initiative, and leadership courage. He believes the company’s biggest investment is in its people’s quality. According to him, the training budget should equal the promotional budget. This approach will produce a generation of creative, proactive workers capable of taking the company to the next level.
This commitment also responds to concerns from some parties who worry that training might create new competitors. Yana dismisses this notion. For him, the more educated and trained people, the healthier the property industry ecosystem. If some choose to leave and start their own business, it is a success story of mentoring. Those who stay progress to supervisors, managers, or directors, while those who leave can become equal partners.
Furthermore, Yana shares a broad view on the nation’s development direction. He believes Indonesia is currently stable and needs to refocus on economic strengthening. He urges society to increase literacy and enrich knowledge with useful content, not just shallow entertainment. With high learning culture and a spirit of building, he believes Indonesia can match developed countries and even compete with Singapore and China in the long term.
